Terms, refunds and privacy

The terms for working with me

These terms cover everything you buy from me on my Airbnb pages: the Your First Airbnb workshop, the Airbnb Starter Kit, the Annual Host Hub, the Airbnb Deep Dive and Private Advisory, and the free tools. I've written them in plain language so you know exactly what you're getting before you pay.

The short version

  • Your rights under South African law always apply. Nothing on this page takes away your rights under the Consumer Protection Act or the Electronic Communications and Transactions Act.
  • Our programmes start straight away. When you buy, you ask us to give you access immediately. Once you've used it, the 7-day cooling-off period for online purchases no longer applies (see section 6).
  • We don't give refunds for a change of mind. Our guarantees are for people who do the work. To claim, you show us that you've used the tools on your own space and attended (or watched) the calls. If it still hasn't given you what we promised, we refund you (see section 7).
  • Can't make the live workshop? Watch the recording, or move to a later date for free (see section 8).
  • 1-1 sessions can be moved once with 24 hours' notice. A missed session counts as used (see section 9).
  • Results vary. Earnings shown are real but not typical. Yours depend on your space, area, pricing and effort (see section 12).

1.Who we are

The programmes on these pages are sold by Tamryn Sherriffs (Pty) Ltd, a private company registered in South Africa, trading as Differently Media and its brands, including Differently Business School. In these terms, "we", "us" and "our" means the company, and "you" means the person buying.

2.What you can buy

Each sales page describes exactly what's included. The sales page you saw when you bought forms part of your agreement with us, together with these terms. Here's a summary.

What our programmes are not. We teach and advise. We don't manage your listing, message your guests, or act as your agent, lawyer, accountant or financial adviser. You make your own decisions and do the implementation, with our guidance.

3.Prices and payment

  • Prices. Prices are shown in South African rand. International clients on the 1-1 pages pay in US dollars. The price on the checkout page is the full price. There are no delivery charges or hidden fees. No VAT is charged because we aren't VAT registered.
  • How to pay. We take payment through Paystack by card, EFT, Ozow, SnapScan, Capitec Pay, Scan to Pay and the other methods shown at checkout. Your access is confirmed once the payment clears.
  • Payment security. Paystack processes all payments on a PCI-DSS certified system. We never see or store your full card details.
  • Time-limited offers. Some prices are only available for a set time, for example the workshop credit (R497 off the Starter Kit for 7 days after your workshop) or R500 off the Starter Kit for 48 hours after a masterclass. The deadline shown on the page is real. When it passes, the price changes automatically.
  • Discount codes are personal to the buyer they were given to. You can use each code once. Codes can't be exchanged for cash, combined with other offers or applied to a purchase you've already made.
  • Mistakes. If a price is clearly wrong because of an error on our side, we'll tell you before we deliver. You can then pay the correct price or cancel for a full refund.
  • Credits. If you upgrade from a Deep Dive to Private Advisory within 30 days, we credit your Deep Dive fee against the Advisory price.

4.Your order and records

  • Before you pay, the checkout shows the programme, the price and any discount. You can review it, correct your details or close the window to cancel. Nothing is charged until you confirm payment.
  • When you pay, you agree to these terms and to the description on the sales page. At checkout you'll also be asked to confirm that you want your access to start straight away.
  • You'll get a payment receipt from Paystack and a confirmation email from us. Keep them, because they're your record of the transaction. If you need another copy, email us and we'll resend it.
  • You can print this page or save it as a PDF with the button at the top. Earlier versions are available on request.
  • Our programmes are for people aged 18 and older.

5.Access and delivery

  • Online programmes (Starter Kit and Annual Host Hub): access opens immediately in our online classroom on Skool. Your login details are sent to the email you used at checkout.
  • The workshop: your joining link and reminders go to the email you used at checkout. The recording and tools are sent after the live session.
  • 1-1 programmes: we email you within 2 business days to collect your listing details and book your session.
  • Didn't get your access? Check your spam folder, then email us. If we haven't delivered within 30 days of your order, you may cancel and we'll refund you in full.
  • We use reliable third-party platforms (such as Skool, WebinarJam and Zoom). Short outages can happen. If a platform fault stops you getting what you paid for, we'll fix it, give you another way to access it, or reschedule.

6.Cooling-off and cancelling

South African law gives you some cancellation rights that we can't take away, and we don't try to.

Please read

The 7-day cooling-off period. Under section 44 of the Electronic Communications and Transactions Act, you can usually cancel an online purchase within 7 days without giving a reason. That right doesn't apply to services that start, with your consent, within those 7 days (section 42(2)(d)).

Our programmes are built to start straight away. At checkout you confirm that you want access immediately. Once you've logged in, used the tools or content, or your session or review has started, the cooling-off period no longer applies.

If you cancel within 7 days and haven't used anything yet, we refund you in full within 30 days.

Cancelling a booking for a future date

If you've booked a future workshop date or a 1-1 session, you can cancel the booking before it takes place (Consumer Protection Act, section 17). We'll first offer to move you to another date at no cost. If you'd still like to cancel, we refund you less a cancellation charge of R100 to cover payment fees and admin. We won't charge a cancellation fee if you can't attend because of a death or a hospital stay.

Fixed-term programmes

The Annual Host Hub (12 months) and Private Advisory (90 days) are fixed-term agreements. Sections 9 and 10 explain how to cancel them early.

Other legal rights

If we don't deliver what we promised, or deliver it poorly, the Consumer Protection Act lets you ask us to fix it or refund a reasonable part of the price. We'll always do that.

7.Guarantees and refunds

Apart from your legal rights in section 6, we don't give refunds for a change of mind. Instead, we offer guarantees for people who do the work. They're our promise on top of your legal rights, not instead of them.

How our guarantees work

Refunds are given when you've used the tools on your own space and attended the calls (live or on the recording). If you've done the work and it still hasn't given you what we promised, show us and we'll refund you.

The workshop: Leave With a Plan Guarantee (14 days)

You can claim a full refund within 14 days after the workshop date if all of these apply:

  1. You attended the live workshop, or watched the full recording within those 14 days.
  2. You completed all three workshop tools (Worth-It Calculator, Time Calculator and Action Plan Builder) using your own space.
  3. You still don't have a clear plan for your space.

To claim, email us your completed tools (screenshots or downloads) and tell us what's missing. We'll reply within 5 business days.

The Starter Kit: Do the Work Guarantee (30 days)

You can claim a full refund within 30 days after you bought the Starter Kit if all of these apply:

  1. You completed steps 1 to 3 of the course (Assess, Secure and Build).
  2. You used the Worth-It Calculator and Setup Costing tool for your own space, and drafted your listing with the Listing Builder.
  3. You attended at least 2 live calls (or watched their recordings), or sent your listing in for at least 1 personal review, if that's part of your Kit.
  4. Your numbers show your space can't make a reasonable case on Airbnb, or you've done all of the above and still don't have a workable plan.

To claim, email us screenshots or downloads of your completed tools and tell us which calls or reviews you took part in. We'll go through them with you. If your space can work, we'll first show you how. If you've met the conditions and still want your money back, we'll refund you.

The Annual Host Hub (30 days)

The same Do the Work Guarantee applies in the first 30 days, with the same conditions. After 30 days, the cancellation rules in section 10 apply.

Deep Dive and Private Advisory

These are personal services that start as soon as we begin reviewing your listing, so there's no change-of-mind refund once that review has started. If we cancel a session and can't offer you a new time that works for you, we refund that session. If you feel we didn't deliver what the sales page promised, tell us within 7 days of your session and we'll put it right (see section 6, "Other legal rights").

How refunds are paid

  • We refund the amount you paid, through Paystack, to the card or account you paid from. Approved guarantee refunds are paid within 10 business days. Cooling-off refunds are paid within 30 days, as the law requires.
  • After a refund, your access to that programme and its bonuses ends.
  • Each guarantee can be used once per person, per programme.
  • A chargeback while we're still handling your request delays it. Please talk to us first, and we'll sort it out quickly.

Bought before 5 October 2026? The guarantee shown on the page when you bought still applies to your purchase.

8.The live workshop

  • Can't make it live? That's fine. Your ticket includes the recording. Or move your seat to a later date for free. Email us before the workshop starts.
  • Transfers to someone else. You can give your seat to someone else before the workshop starts. Email us their name and email address.
  • If we change the date. If we have to move a workshop, we'll tell you as soon as we can. You can join the new date, watch the recording, or cancel for a full refund.
  • Recording. Live sessions are recorded and shared with attendees. Your camera is optional. Your name and anything you type in the chat may appear in the recording. If you'd rather not be named, use your first name only, or tell us and we'll edit it out.
  • Workshop credit. Attendees get a code for R497 off the Starter Kit. It's valid for 7 days after the workshop date shown in your confirmation email.

9.Deep Dive and Private Advisory

Booking and preparation

  • After you pay, we send you a short form for your listing link(s), numbers and questions, and a link to book your session.
  • Please book within 60 days, so the advice matches how your listing is doing now.
  • Your session is advisory. You implement the changes. We don't manage your guests or run your listing.

Moving, lateness and missed sessions

  • You can move each session once, free of charge, if you give at least 24 hours' notice.
  • If you're late, the session still ends at the booked time.
  • If you don't join within 15 minutes and haven't let us know, the session counts as used. We've already prepared for it.
  • If we need to move a session, we'll offer you new times as soon as possible. If none of them suits you, we refund that session.

Private Advisory

  • Advisory is by application. Paying confirms a 90-day fixed term that starts on the date of your kickoff session.
  • Sessions are scheduled within those 90 days. WhatsApp support is during business hours, Monday to Friday, 08:00 to 17:00 SAST. We aim to reply within 1 business day.
  • Cancelling early. As the Consumer Protection Act allows, you can cancel at any time with 20 business days' written notice. We then refund the value of the services you haven't received, less a reasonable cancellation charge. The charge reflects the kickoff Deep Dive and any sessions already delivered or prepared for. The 20 business days still count as part of your programme.
  • If you're buying as a business (a company or other juristic person), the cancellation and refund rules of the Consumer Protection Act may not apply. In that case these terms apply as written.

10.The Annual Host Hub

  • The Annual Host Hub is a 12-month fixed term, paid upfront. It doesn't renew automatically, and we don't take any further payments from you without your permission.
  • Between 40 and 80 business days before your year ends, we'll email you your options: renew, move to a month-to-month membership at the current monthly rate, or let it end.
  • Cancelling early. After the first 30 days, you can cancel at any time with 20 business days' written notice. We then refund the unused part of your membership. That's the price paid, less the value of the Starter Kit (R3,497, which stays yours) and the months already used, and less a reasonable cancellation charge of no more than R250.
  • When your membership ends, you keep the Starter Kit. Weekly reviews, the monthly call, new tool releases and challenges stop.

11.Using the content and community

Your licence

  • When you buy, you get a personal licence to use the course, tools, templates and recordings for your own Airbnb spaces, including spaces you co-host or manage yourself.
  • You may adapt the templates, scripts and contracts for your own listings. You may not resell, share, republish or teach them, or pass them off as your own.
  • Logins and tool passwords are for you only. Please don't share them, post them or forward course links. We may suspend access that's being shared.
  • All content remains the property of Tamryn Sherriffs (Pty) Ltd.

The Host Hub community

  • Be kind and respectful. No harassment, discrimination or personal attacks.
  • No selling, spamming or recruiting other members without our permission.
  • What members share stays in the community. Don't screenshot or share other members' posts, names or numbers outside it.
  • Advice from other members is their own view, not ours.
  • If someone breaks these rules, we'll ask them to stop. If it's serious or keeps happening, we may remove their posts or suspend or end their access. If we end a paid fixed-term membership for this reason, we'll give the notice the law requires.

Your testimonials

We only share your results, messages or screenshots publicly with your permission. We use your first name only, or blur your details. You can ask us to remove them at any time.

12.Results and your responsibilities

Earnings and results. The figures on our pages are real payouts from my own listings or from individual students. Payouts are what Airbnb paid out, before costs. They aren't profit. These results aren't typical and aren't guaranteed. Your results depend on your space, location, season, pricing, setup costs, effort and market conditions. Our tools give estimates, not promises.

  • Permissions. You're responsible for checking that you're allowed to host. That includes your lease or landlord, body corporate or HOA rules, municipal zoning and by-laws, and Airbnb's own rules. Please don't host without permission.
  • Insurance, tax and safety. You're responsible for your own insurance, tax, safety measures and legal compliance. We share what has worked for us, but it isn't legal, tax, insurance or financial advice. Check with a qualified professional for your situation.
  • Your decisions. Any money you spend setting up a space is your own decision.

13.The first-booking reward

Some workshop pages mention a R1,000 first-booking reward. It works like this:

  • It's only for brand-new Airbnb hosts who list an entire place (a whole cottage, flat or home, not a room).
  • You must sign up as a host using the personal link Tamryn shares inside The Host Hub, and complete a qualifying first booking within 180 days.
  • Airbnb decides whether a booking qualifies, and Airbnb's own referral terms apply. Once Airbnb confirms your booking qualifies, Tamryn Sherriffs (Pty) Ltd pays you R1,000 by EFT within 14 days. Email us your booking confirmation and banking details to claim it.
  • The reward isn't part of the price you paid. It isn't refundable and can't be exchanged. If Airbnb changes or ends its referral programme, we'll tell you, and the reward may change with it.
  • Airbnb doesn't sponsor or endorse this reward.

14.Liability

  • We take care to give accurate, useful information and to deliver what we promise.
  • We're not liable for losses that come from decisions you make about your property, from what guests or third parties do, or from changes Airbnb or other platforms make.
  • If we're responsible for a loss, our liability is limited to the amount you paid us for the programme concerned, as far as the law allows.
  • Nothing in these terms limits our liability for gross negligence, fraud, or anything else the law doesn't allow us to exclude. Nothing here takes away your rights under the Consumer Protection Act or the ECT Act.

15.Privacy: how we look after your information

We follow the Protection of Personal Information Act (POPIA). Here's what that means in practice.

What we collect

  • Your name, email address and phone or WhatsApp number when you register or buy.
  • Your payment status and order details. Paystack holds the card or bank details, not us.
  • What you share with us, such as tool answers, listing links, numbers, questions and messages.
  • How you use our pages, through cookies and similar tools. This includes the Meta pixel, which measures our ads, and your approximate province, worked out from your internet connection at checkout.

Why we use it

  • To deliver what you bought, send your access and reminders, and support you.
  • To follow up if you start a checkout and don't finish, by email or WhatsApp.
  • To send you emails about our programmes. Every email has an unsubscribe link, and you can opt out at any time.
  • To measure and improve our pages and ads.
  • To keep the records the law requires.

"Just booked" notices

When someone buys a workshop seat, a short notice on the workshop page may show their first name, surname initial and province for up to 7 days, for example "Thandi M. from Gauteng". If you'd rather not be shown, email us and we'll remove you.

Who we share it with

We share your information only with the service providers who help us run the programmes. They are Paystack (payments), Kartra (email), Skool (classroom and community), WebinarJam and Zoom (live sessions), Google Workspace (records), Zapier (connecting our tools) and Meta (advertising measurement). Some of them store data outside South Africa. We only use providers that protect personal information to a standard comparable to POPIA. We don't sell your information.

How long we keep it, and your rights

  • We keep your information while you're a customer, and then for as long as the law requires for financial records (usually 5 years).
  • You can ask to see, correct or delete your information, or object to us using it for marketing. Email hello@tamryn.co.
  • Our Information Officer is Tamryn Sherriffs. If you're unhappy with how we've handled your information, you can complain to the Information Regulator at inforegulator.org.za.

16.Questions and complaints

  1. Email hello@tamryn.co with your name, what you bought and what's wrong. We acknowledge within 2 business days and aim to resolve it within 10 business days.
  2. If we can't resolve it, you can refer it to the Consumer Goods and Services Ombud (CGSO) at cgso.org.za, by email at info@cgso.org.za or on 0860 000 272.
  3. You can also contact the National Consumer Commission at thencc.org.za.

17.Changes, and the law that applies

  • We may update these terms from time to time. The version and date at the top tell you which version you're reading. The terms in place when you bought apply to that purchase. We'll tell you before any change affects an ongoing membership, and you can cancel if you don't agree.
  • We may update programme content, tools and platforms to keep them current. We won't take away anything central to what you paid for.
  • These terms are governed by the laws of the Republic of South Africa. If any part is found to be unenforceable, the rest still applies.
  • If we don't enforce a term straight away, we haven't given up our right to enforce it later.
